DEVELOPMENT OF A METHOD FOR DETERMINING SOIL FERTILITY AND VALUE OF AGRICULTURAL LAND BASED ON TECHNOLOGICAL FACTORS

Abstract

The article examines some approaches to the quantitative expression of the concept of “land value” through soil fertility and price. This is necessary for the effective planning production and economic activities of agricultural producers, their choice of production specialization, manage-ment of agricultural landscapes, as well as for the rational placement of production on the scale of the national economy. The resources of information were scientific literature, electronic resources and the results of experimental studies conducted in the Verhnevolzhskij Federal Agrarian Scientific Cen-ter in 2014–2022. Сommon for scientific and economic practice the approaches to determination of soil fertility are based primarily on taking into account certain morphological, chemical (humus con-tent, mobile forms of phosphorus and potassium, pH, etc.) and physical properties of the soil. At the same time, as a rule, some indicators directly related to the use of agricultural crop cultivation tech-nologies are not taken into account although they also have a significant impact on soil fertility. This refers to the influence of fertilization systems, soil cultivation, varieties and quality of seed material, crop rotation, chemical melioration, etc. In addition, when using traditional methods, the nitrogen balance and its mobile fund, as the most unstable element of plant nutrition, are practically not taken into account. We have proposed a special approach to determining soil fertility according to the tech-nological principle in dynamics, based on the possibility of increasing it by introducing intensive agri-cultural technologies during the total rotation of the field crop rotation. We calculated an integrated indicator of soil fertility based on the impact of each technological element on soil productivity and fertility. In our opinion, the strongest influence here is exerted by fertilizers as a system-forming factor (approximately half), and of these, nitrogen fertilizers, followed by variety and seed quality, crop rota-tion, soil cultivation and technic, and chemical melioration. As well as issue was considered about the possibility of increasing cost (value) of land related to improving in its fertility as a result of the intro-duction of intensive technologies during crop rotation when other conditions are equal.
